Bukit Utama Condominiums

Location
The condominiums are located in Bukit Utama, west of Bandar Utama township, a suburb in the northern part of Petaling Jaya, Selangor and is located just opposite Taman Tun Dr Ismail in Kuala Lumpur.

Accessibility
The township is easily accessible via excellent highways and expressway such as the Damansara-Puchong Highway (LDP), Sprint Highway (SPRINT) and the New Klang Valley Expressway (NKVE). There are also buses and shuttle services connecting Bandar Utama with other areas such as Kuala Lumpur, Kelana Jaya, Mont Kiara, Cyberjaya and KLIA2.

Project Development
The impetus to make spacious homes for families can be seen in Bukit Utama, Bandar Utama township’s condominium zone. This zone occupies a generous land area of 200 acres of prime elevated land west of the housing development. Bukit Utama will be completed in 9 phases, which will be interspersed with a 9-hole golf course, to finally yield 6,000 condominium units. This averages out to 40 units per acre, which is relatively low-density for a condominium development.

In fact, we envisioned these condominiums as ‘link houses in the air’. By offering larger units, we were targeting people who are used to living in link houses, but have decided to switch to condo-living because of lifestyle demands. It is a viable alternative for the progressive home owner who seeks convenience without sacrificing space, as each condominium unit will feature family-sized units with an average floor area of 2,000 sq feet, the equivalent of a standard link house.

Each phase of condominiums at Bukit Utama will feature a swimming pool, children’s playground, tennis courts but unlike other condominium developments, it will not boast an extensive range of on-site facilities. Our research has shown that these facilities are the greatest source of contention in condominium living because only a small percentage of residents use them yet all are obliged to pay for their maintenance. In response to this we developed a solution based on user empowerment which is to offer all Bukit Utama residents the opportunity to become members of an exclusive club, The Club@Bukit Utama Golf Resort, which has a host of facilities such as golf course, Olympic-size swimming pool, tennis courts, squash courts, futsal, sauna, spa, gym complete with an array of restaurants and F & B outlets. The adoption of the club concept will significantly reduce the maintenance fee, while still providing a broad range of club and spa facilities that condominium dwellers have come to expect. Our clubhouse has been designed to be the focus of the Bukit Utama community as a network of buggy tracks will connect all the condominium buildings and ultimately, lead to the clubhouse.
